Chaimaa Avenue Apartments, JVC District 13 - Review
Chaimaa Avenue is one of the best value apartment blocks in JVC District 13, with large rooms, a great balcony and solid amenities. Recommended for a long term rental in JVC.
First Impressions
Chaimaa Avenue 1 and 2 are one of the top apartment blocks for good value and large sized apartments and studios in JVC, Dubai.
Located in District 13, with a good bit of construction going on all around, sit the impressive Chaimaa Avenue 1 and 2 buildings.
The Studio
We were staying in a large open plan studio which could easily be converted to a one bed by the looks of it. The kitchen is towards the main entrance with all the major appliances included, washing machine, oven and more.
The bathroom is next to the kitchen, which is not 100% ideal but not the worst either. The bathroom itself is large, with a big, modern shower.
In the middle of the unit there is a table and three comfortable chairs, allowing you to work from home with no problems. There is also a big sofa and a large TV. At the far end there is space for the bed, with plenty of wardrobes for storage.
There are only three floors, so no waiting ages for the lift or packed out community areas. One of the biggest advantages of the room is the large balcony, which will be ideal in the winter. There are not a million rooms looking into it either, which is great, although there is a lot of construction going on around it.
We found the desk staff to be friendly, and the location was quite good too. One of the big advantages of living in JVC is the amount of takeaways and deliveries you can get right on your doorstep.
Amenities
The pool area is also a big plus at Chaimaa Avenue. Starting off there is a Moroccan bath and private showers and bathroom, near the gym and pool area. There is a jacuzzi and a medium size swimming pool with plenty of seating options available.
The gym is pretty good, yet on the smaller side. There is plenty of dumbbells and a few cardio machines, alongside a lat pulldown machine and some leg machines. There aren’t any squat racks or Olympic bars, but it is enough to get a good workout in.
Pricing And Value
The 746 square foot apartment at AED 60,000 a year is great value, and there are also bigger units available in Chaimaa. Sales prices start from about AED 725,000 for 510 square feet. Overall, it looks really good to rent, but the yield is a little lower on the buying side.
Room For Improvement
The main downsides are the amount of construction going on around the building, and the gym could be a bit bigger.
